Alright here is the deal. We have been at this apartment for 2 years almost. It is here in Miami When we first moved in it was me %26amp; hubby %26amp; our almost 6 month old son. The leasing office said the rules were no more than 2 people per bedroom but since he was just a baby we could get the 1 bedroom, because of our credit score we had to put a double deposit of $1,580, fine we did. I found out I was pregnant and asked for 2 bedroom on first floor. We resigned lease because she said as soon as one became available she%26#039;d move us. Baby is now born and 3 months and still no 2 bedroom. We just got approved to buy a house. I don%26#039;t care if we lose deposit but she says she will report us to credit bureau if we dont pay an extra $1,000 on top of that. Lease says we can terminate with 30 days written notice, last months rent %26amp; $200 plus another month%26#039;s rent %26amp; forfit deposit ? We cant afford all that and mortgage. What should we do? Can she report to credit. Isn%26#039;t it illegal to have 4 people in 1 br?

Rather than get evicted, you signed another lease because you were pregnant. You have already waited 3 months plus the 9 you were pregnant for a larger apartment. You are still in the small apartment you were told you could not stay in.



There obviously is not a vacancy problem if there have not been any in this amount of time. She shouldn%26#039;t have a problem renting the unit you presently live in. DO NOT turn down the chance for a house.



In my state the only way a landlord can take you to court %26amp; report you to the credit bureau or anyone else is if you owe %26amp; don%26#039;t pay rent. But you have been paying rent. How long are you expected to wait for this apartment? You have waited long enough. Time to go.



I would think the very worst that would happen is you would loose your security deposit. Which under the circumstances I don%26#039;t see why you should give that up either if you can give a 30 day notice. This is worth talking to an attorney about.



You are getting taken advantage of in this situation.

Legally you need 40 square feet of bedroom space per person, so I don%26#039;t think you have a space problem.



Yes, she can report you to the credit bureau that you broke a lease.



If it%26#039;s illegal to have 4 people in a 1 bedroom, it%26#039;s you who%26#039;s breaking the law since you%26#039;re there voluntarily, not her. It%26#039;s not her responsibility to find you a place.



Your biggest mistake was agreeing to re-sign the lease instead of going month to month. So you might need to stay until the end of this lease, OR see if you can sub-let it and move out.

She can report it to the credit bureaus without a judgment because it is a written contract.



She can sue you and get a judgment for the amount she specified since it%26#039;s in the contract.



She can put a lien on your new home after receiving a judgment.

Please help, I know there is no difference to the credit bureau if an account has gone to collection and you pay it off or not they are still both black marks but I guess better to have paid black mark then unpaid black mark but I was told my credit counsellor that you can try and plea bargain with collection agent to exchange payment in full for removal from the bureau, and be sure to get in writing and then if they don%26#039;t do it then you can forwwward receipt and copy of letter to credit bureau on your own. Anyone done this? How did you do it? which collection agency? did they do it? Please help my future career depends on it!!!

This is called a pay for delete agreement and you must get this in writing before you pay a dime.



I have done this and yes it does work.



If they do not agree to this there is no way you can get the information removed yourself.

There are only two ways you can get negative information removed from your credit report.



1) The creditor must delete it himself



2) The creditor fails to respond to a dispute investigation from the credit bureau.



When you pay off an old debt, all the creditor is required to do is update your account to show %26quot;paid%26quot; and have a zero balance. But all notations about late fees, collections and charge-off%26#039;s will still be there, hurting your score.



Therefore, contact the creditor who posted this on your history and offer to pay off the debt, but ONLY if they delete it from your credit report. Get this agreement IN WRITING before you pay them a dime.



If they refuse, don%26#039;t pay the debt. What%26#039;s the point? You are trying to fix your credit, and if paying the debt won%26#039;t help, why give them a penny?

I believe that freecreditreport.com is the only website that gives you one free report per year.



Be careful because fake sites just want you to enter all your info for obvious reasons. So your answer is yes, it does have what all three have on file.



I monitor my credit monthly for $10 a month that gives me access to all three agencies. Most other sites charge you $30 per report. If you spend the $10 you can track discrepancies and write to the agency to investigate the info - its worth it.

I do this each month if necessary. Its taken me more than 3 years of consistent monitoring to get me up past 650. Also, make sure you make at least the minimum each month because one late mark will kill your number and it will take months to help your score.

Capital one keeps reporting a high balance, past due, and other negative info to the bureau. My transunion report stated that the estimate time of removal was 4-2007. It did come of my transunion report but two weeks later it came right back on with one of the accounts as being open. (I had 2 Capital 1 Cards). Now how can the bureau remove it and put it back on. Isn%26#039;t that in violation of the credit laws to change dates. Now all three bureaus state 1account would fall off in 4-2008 with the other falling off in 2014.. Help me

Without a lot more details it is difficult to answer this question. Generally the item will fall off your credit after 7 years. You say you had two Capital 1 accounts. The one that was bad and fell off your account, when was the last time that account had any activity on it? Generally, if it falls off the Credit Agency Report it will only be put back on if it is again reported to them by the original creditor. You may want to dispute it. GOOD LUCK

The first link is to a yahoo group that lists cards by many different ways, one of which is what credit bureau was pulled for what card. You can even look to see what cards pulled which bureau in your state. (every once in awhile a creditor may pull different bureaus in different states) Plus it usually gives what the persons score was at the time of applying.



The second link, if you go into the credit forum, many people talk about what cards they have been approved/denied for, who pulled the inq, what negatives they had on the report etc.

Usually that information is in the itty-bitty print on the little booklet of fees and charges you receive when you get a new card. If you call the info line on your card they should tell you who they use. Sometimes they use one or all three agencies to assess a credit score.

If all 3 of your Credit reports are different from one another you need to dispute and change them so they are all consistent with one another.

Over 4 years ago i sent information to all 3 credit bureau%26#039;s disputing information. Only 1 took action and deleted or updated information. It did not seem to be a problem until recently. My scores were almost 200 points lower than Trans Union. I want to file a complaint because I did allot of work trying to clean up a mess. A sent hard copies and disputed the information. Take the score from the other credit union and make a copy and send it too them and show them. Tell them your not happy and you want it cleared up. You will have to write a wriitten letter to them. You can go online and go to there website and download what you need.

By Law, if you file a complaint with the credit bureaus, they have to respond within 30 days of your request. If they haven%26#039;t verified the validity of your claim within 30 day, then they MUST remove the record in question.



You can re file an investigation and give them 30 days to respond. make sure you send it via certified mail with a return receipt so you know when they received it and when their 30 days will be uo. If no action was taken by the credit bureau then you can contact them and let them know that they have exceeded the allowable time to correct an item and to remove it from your record.
